The green factor
The development of the Metropolitan Park, covering an area of 2,000,000 sqm, and the creation of an additional 600,000 sqm of communal green and open spaces along with the upgrade and restoration of the coastal front are the dominant aspects of the project design.
The Hellinikon Project was designed with the outmost respect for the environment, and follows the principles of balanced development use to ensure the most efficient utilization of land while preserving areas of ecological and historical significance.
A model for sustainable development, the Hellinikon Project maximizes pedestrian space by minimizing facilities’ space occupation. The plan calls for a low building coefficient of less than 0.5 and site coverage of less than 30% with significant land contribution. A land allocation strategy that is not only significantly milder than what is commonly found in the neighboring municipalities and throughout the Attica region, but one that is also in accordance with the best standards worldwide.)
Basic requirements for the Project are the preservation of the environment, the local landscape and the cultural heritage of the site. To achieve this, all archaeological locations will be highlighted, buildings of historical significance will be preserved and part of the former Olympic facilities will be restored, while rain and other water resources will be properly managed.
